Home Maintenance FAQs — Dubai & the UAE
These home maintenance FAQs answer what Dubai and UAE homeowners ask us most before booking — what a visit costs, how fast we arrive, what our warranty covers and how our annual maintenance contracts compare. Tessa Technical Services Co. L.L.C. is a licensed and insured company headquartered in Dubai and working across the UAE. Can't find your question below? Booking & Pricing
Every visit starts with a fixed AED 150 inspection fee. The technician diagnoses the fault and hands you a fixed written quote on the spot; approve it and the fee is credited to your final invoice. Scope, parts and access set the price — book online and we quote after seeing the job.
We'll give honest guidance on WhatsApp — photos help — but we won't guess a number and hold you to it. Firm pricing only comes after on-site diagnosis, and no work begins until you've approved it in writing.
Visa, Mastercard, Apple Pay and Google Pay — paid securely online when you book. Every charge appears itemised on your invoice.
Yes. Message us on WhatsApp with your booking details and we'll move the visit to a time that suits you, or cancel it — the earlier you let us know, the easier it is to rearrange. Any refund due is confirmed with you in writing before the booking is closed.
Warranties
Every job carries a 3-month workmanship warranty, and parts we supply are covered for 6 months — if a mixer tap we fitted starts dripping in week five, we return and put it right free of charge. Both terms appear in writing on your invoice; T&C apply.
Message or call with your invoice number and a short description — a photo speeds things up. We confirm the cover and schedule a return visit; covered work is repaired at no cost.
Parts cover applies to components we supply, because we stand behind what we source. We can still fit materials you've bought — the labour is guaranteed, but the parts themselves sit outside our cover. T&C apply.
Emergency & Response
Our emergency maintenance line is answered 24/7 — nights, weekends and public holidays — and a technician is typically on-site within 60 to 90 minutes. Burst pipe at 2am or no cooling in August: call, and we dispatch.
After-hours emergency callouts carry an AED 250 charge, confirmed before we dispatch — and waived entirely for clients on an annual maintenance contract.
Close the nearest isolation valve or your mains stopcock, switch off nearby electrics if it's safe, and move valuables clear. Then call our emergency line — our plumbers handle burst pipes and leaks around the clock.
Treat it as a fault. Leave the breaker off, unplug appliances on that circuit and don't force it back on. Our licensed electricians trace and fix the cause — in Dubai the work complies with DEWA requirements; ADDC, SEWA and EtihadWE standards apply in other emirates.
Total failure in summer heat is an emergency — call us. Weak airflow, warm spots, musty smells or creeping electricity bills (DEWA in Dubai) usually point to servicing or a targeted AC repair, handled in a standard daytime slot.
AMC Plans
Three tiers, all paid 100% in advance. Basic (AED 6,000/year) covers your AC with four planned preventive maintenance visits, callout inspections, and materials charged as used. Value (AED 9,000/year) covers MEP and AC with four planned visits, callout inspections, five free emergency callouts a year, and materials included up to AED 250 per visit. Premium (AED 12,000/year) covers the full property — MEP, AC and civil — with planned maintenance for all systems and materials and labour included up to AED 500 per job. Compare inclusions in detail on the AMC plans page. T&C apply.
If your property runs on AC year-round — and in the UAE it does — planned visits catch worn parts, clogged filters and small leaks before they become weekend emergencies. AMCs suit villas, townhouses and offices best; a small apartment may only need pay-as-you-go bookings. Ask us and we'll advise honestly.
Yes — we maintain offices and commercial units across the UAE, and Premium's full-property cover extends to civil works alongside MEP and AC. Property managers can message us on WhatsApp for a consolidated proposal across several units.
Coverage & Property Types
We're headquartered in Dubai and serve properties across the UAE — from Dubai Marina, Business Bay, JVC, Arabian Ranches, Dubai Hills Estate and Mirdif to homes and offices in the other emirates. Unsure we reach you? Contact us and we'll confirm before you book.
Apartments, villas, townhouses, offices and commercial units — owned or rented. The same technicians and paperwork arrive whether it's a studio in JVC or a multi-floor office in Business Bay.
Check your tenancy contract first — it usually decides. In Dubai, Law 26 of 2007 places maintenance with the landlord unless the contract says otherwise, and many contracts pass minor upkeep to tenants. This is general guidance, not legal advice; whoever books, our paperwork gives both parties a clear record.
